So build raport with your seller. Understand the seller. Listen to the seller carefully. Decipher their needs and expectations. You need to address the things they are concerned about and make them comfortable. You have to figure out their problems and give them a few solutions.
Being in this business, the only thing you cannot live with out is the people. With out them, you will never be able to purchase or sell anything in any market.
You should always dress properly when meeting a seller, especially the first time. Everyone knowingly or unknowingly, makes a judgment in the first 20 seconds. Make sure you do what you can possible to make the right first impression, it is the only thing you can't get re due. if not almost impossible, It is very difficult to make a deal with someone who is not fawned of you. Building report starts from the very first moment you speak with the seller. So make sure to treat every moment with care and effort.
People like when you are honest and lay things out on the table, even if it is not what they want to hear. They will respect you and I have seen people do deals for lower prices, because of the high level report between the buyer and seller. So don't just walk in there and shoot them a price and walk out. If you really want to make the deal happen, try and figure out everything you possible can and then implement yourself as the solution to their problems.
You should have questions that are always asked to give you better information. Don't be timid to ask the hard questions that need to asked. The more you know and understand the situation, the better you will be able to solve their problems.
So all in all, build report. Become a solution for their problem. And CLOSE THAT DEAL!
