When my wife and her sister sold their parent's house they didn't do any repairs. I think they needed a certificate for the house that's called "Energieausweis" ... The energy certificate is a document intended to provide data on the energy efficiency and the energy costs incurred in a building.
So I think having the 4 certificates that you have is much better.

Yes, I also think so, as then the new owner will know that everything is in order with 4 legal certificates as evidence.. This particular buyer also asked for an assurance that all of the inner doors must have door locks and keys. Strange but true and when we bought the pace only the front and back doors had keys.
So I had to go and buy 4 new locks and keys for the 3 bedrooms and 1 bathroom doors. I didn't even charge him for the installations.

No idea as a bedroom door is not very strong and one can simply kick it open. But still, I think that he could have had his own locks replaced. We had no keys for the inner doors when we moved in and never bothered to get any ๐
