Forget About A Sea View!

Good land is getting very expensive now in Phuket. If you want to buy land near the beach or with a sea view the prices are skyrocketing. Nowadays many people are turning their attention to plots of land that are deeper in the island away from the beach. Farming families are selling off their land to people wanting to build a home or even to developers looking to snap up enough land to build a small community of 6 - 10 villas. I have recently been part of this process and have helped a friend with a nice plot of land inland from the coast. It's very nice land and is surrounded by agricultural areas including some lovely wetlands where local farmers grow water hyacinth. Here are some aerial photos of the property (marked in red shading) and the surroundings....

First consideration for building in these wetlands are the piling depths. After land survey and soil testing it was determined that our pilings must be a minimum of 18m. This will add some considerable expense to the initial structural costs but there is no way around this as the Thai authorities are very struct about this. I am helping my friend to sell the land by creating some conceptual villa designs their on the land area so investors can consider purchasing "off-plan". This is quite common in Phuket where as the buyer purchases the land and enters a contract with a construction company to build the villas as per the presented design. Here is my preliminary sketch of hpw I imagine the style to be.....

As usual once I had the sketches done I handed over to my render team and they set to work creating 3d renderings of the exteriors of the villas while my other girl started drawing up the master plans for the total development. Our idea was to share the cost of producing these renders with the landowner and when the sale happens we can look at how best to share the income. From my side my team are already on salary so did not cost me too much as they were able to tackle this work in between ongoing jobs. I wanted to make the roof some kind of contemporary twist of a traditional Thai or Japanese roof and use white clay tiles. Here is our first rendering of how we imagine the development to appear.

I want the approaches to the villas to be leafy and gentle. There should be plenty of greenery and high walls facing the street so that the owner experience is one of complete privacy. Garage doors are in my opinion always ugly on most developments here in Phuket. It drives me mad as many architects and developers see it as an unimportant afterthought that doesn't require much attention. This is very wrong. The garage door is the main facade of your villa property and it should be beautiful. I have designed these with teak cladding and some contemporary design.

To maximise airflow for the interiors I have created plenty of natural ventilation in the main living spaces including these pivoting teak partitions in the walkways that connect the master bedroom to the dining and living areas. I wanted it to feel kind of "Modern Asian". the ceilings will be double volume in the dining and living rooms with extraction systems in the ceilings to vent warm air.

We are close to finalising all the renderings and will soon compile everything together to pass to a property agent here on the island for presentation to potential investors or buyers. I'm not sure how long before it sells but one thing I do know is that the property market in Phuket is continuing to grow. More and more people are looking for property here and many wealth expats from Hong Kong are eyeing Phuket as a new place to live and do business. I hope soon we can start building on this land. What a very awesome concept for a villa! And I love that you included lots of greenery around. It would be a breeze to be around such a place :) And the pivoting teak partitions sound interestingly brilliant :) I hope you will find a buyer of the property very soon and they would adopt your design concept as well.

I love the rotating teak sun screens! I do think it's a little sad though that there are so few planning regulations in regard to the location. It seems that anyone with a piece of land can just create a new development regardless of the the surroundings. In the UK they have 'greenbelt' land to protect against random developments springing up in non urbanised areas.

Great post and beautiful concept though! How I wish they could build affordable housing for working class people with as much thought about design.

Oh that's sad you think like that. In Thailand it's not like that at all and especially in Phuket. There is a very strict property deed hierarchy, and only the top most deed (called "Chanote") can be built on for residential or commercial purposes. In fact most of Phuket is mountainous and you cannot even build a small hut. Those people that have Chanote land can of course sell it on to investors who would like to develop the area for residential purposes - like my friend that owns this plot.

Although beaches, marinas, and coastlines are one of the most ideal locations to construct architecture, inland geographies are likewise considerable options for nature lovers. However, strict land zoning regulations must still be implemented in these agricultural, wetland, or forested areas to prevent their ultimate abuse.

I align with @nathen007. We wouldn't want to be eliminating precious natural environments and resources for the sake of rapid urbanization, would we @seancallow? Are there such governing policies in Thailand? 😊

There are very strict laws in Thailand regarding land development - Im surprised you would think it is different than other countries. You cannot build anything anywhere in Thailand without the correct land title. In Phuket only a small percentage of the island can be developed as most of it is protected mountains, beaches and national parkland. Rapid urbanisation is not really happening in Phuket but of course as the island grows people are developing land for residential use. There are strict height restrictions in place and the land department in Phuket is very rigorously enforcing all established protocols.

Oh no, please don't get me wrong. I'm pretty much aware that highly developed nations such as Thailand have extremely stern measures to prevent the environment's exploitation, degradation, and destruction. It's just that during my various travels around the world, I've actually witnessed other regions that still defy these environmental precautions on purpose, despite their laws. For whatever reason, that's already beyond my speculations.

On the contrary, I'm truly delighted that your positive confirmation of Phuket's genuine love for Mother Nature is in place. Thank you for your consistent advocacy for our natural world. 😊

Thats funny...:) Thailand has a long way to go before being "highly developed" We are a third world country led by a military dictator that disposed of the elected government via a military coup. But the land department in Phuket is very strict with planning permission thats for certain...:)

I see, is that so? Well, I might be exaggerating with my description of Thailand, but I do have high regard for your country since it's one of the world's top destinations for tourism. However, hearing feedback from a local like you saying otherwise deserves my respect. I'm grateful for your honest correction though.

Oh thanks for your compliment! Im a big fan of combining a mezzanine floor with a double volume ceiling in parts of the home. Often when space is limited I will design so that bedrooms are on the upper level but keep the ground floor living spaces double volume for airflow and cooling.
