The popular service Idealista has compiled a ranking of cities in Italy where the "express rental" phenomenon is prominent. This is based on the speed at which rental property listings are closed, particularly those that are withdrawn in less than 24 hours.


Growth in Express Rental Speed:

Milan is one of the leaders, with a 11% increase in the speed of rental closures.
Nationwide, the percentage of rental listings closed within 24 hours has decreased slightly, from 17% in 2023 to 16% in 2024.


Cities with the Highest Express Rental Rates:

Verbania (56%)
Belluno (50%)
These two cities have the highest percentages of express rentals.
Other cities with above-average express rental rates (16%) include:
Rome - 25%
Milan - 23%
Genoa - 22%
Florence - 21%
Turin - 20%
Bari and Palermo - 18%
Pisa - 16%

Cities with Lower Express Rental Rates:

Bologna - 11%
Naples - 7%
These cities have slower rental turnover compared to the national average.
Year-on-Year Changes in Express Rentals:
Trento saw the biggest increase, from 9% in 2023 to 41% currently.
Udine also grew significantly, with a 32% increase.
Other cities with notable growth:
Livorno (24%)
Alessandria (20%)
Verbania (19%)
Milan has seen an 11% increase, while Rome saw a 5% rise.


Cities with Decreases in Express Rentals:

Trapani (-43%)
Arezzo (-40%)
Varese (-35%)
In 48 cities, the express rental rate has sharply declined compared to 2023.

Rome Province: 22%
Milan Province: 9% (below the national average of 16%)
