The difference between theft and a trade is consent. "Rent is theft" doesn't make sense because renting from someone is consenting to their payment requirements for living on their justly acquired property. Your continued presence and use of governmental benefits (defense, police, infrastructure, etc.) constitutes a form of consent. Refusing to pay rent would be akin to staying somewhere and refusing to pay rent. It may not be exactly the same as another form of commerce, but to call it outright theft is intellectually dishonest.
