Everyone is always trying to make "a better one." Because then they can make more MONEY creating something we don't actually need.

Shipping containers are everywhere, as you say-- durable as hell and cheap. And "legal" dimensions. And they are stackable and modular.

Imagine moving if you own such an apartment.
call up the truck....the overhead crane lowers your apt.
DOWN to the ground.
It hooks up and away you go
you could fly or drive along behind.
when you get to your destinaton
reverse the process.

Move from LA to Boston is about a week.
ready to rock and roll.

They are the ultimate modular home... and not just for those into "alt living."
You live in the city and work for a company-- your apartment is one or two of these.
You get transferred to another city?
No problem. Tie down your stuff (like an RV) and call the haulers... a couple of tractors pull them to another city and plug you into another building.
"Just like being home," except new landscape.
