Congratulations on your first arrival, you did great !

Let’s get the place ready for your guests.

Start preparing as much ahead of time as you possibly can.
Some of these steps, can be taken as soon as you create your listing. Others can wait a little longer. It all depends on the circumstances of your location and the property type. Regardless, they will become a regular activity while running a vacation rental business.

For example, if we get a new property during autumn, we prepare it then only for the photo shoot. We take bookings through the winter, but do not have any arrivals till April time. Ibiza is very seasonal. Thus we can leave preparations of the property for the first arrival of the season till late February or early March.

Please note that the following steps will serve, if the property needs only minor fixes, cosmetics and is in generally good condition. In cases that your property needs some more serious renovation, please make sure you schedule this with enough time to have everything ready for your first arrival.

1. DECLUTTER YOUR VACATION RENTAL PROPERTY.

This could be a big one depending on the current state of your home. There are a few things to remember here.

One of them is to be sure and conscious of the fact that, everything you leave in the property will be investigated by your future guests. There is a chance that things will get broken, so please don’t leave anything of sentimental value, that is irreplaceable.

We are trying to replicate here what a hotel room would look like, with a homely touch. People will not feel comfortable surrounded by tons of personal stuff. Remove all the family pictures, minimize book collection to very few and keep only the things that the guests will be using or are mindfully decorating your space. Remember less is more.

Going through the stuff ask yourself, will this serve my guests ?

2. MAKE SURE YOUR VACATION RENTAL HAS RECEIVED ALL THE NEEDED TLC

Now, that the place is much emptier, have a good look around. Does the place need to be repainted, or retouched?

Take a notepad or your phone and walk around the property making a list of all the cosmetic jobs that need doing.

How are those kitchen cupboards, does the shower curtain need changing?

What about window curtains, when have they been washed? Revise this way with the whole house, take notes and pictures.
