I like the item #4, Reliable WiFi. Guest booked one of our NYC flat we supported for $550 per night for 11 days. It was a business trip and so WiFi is the one that really matters most for him. Unfortunately, he's been calling us for help because internet is not working at all. I can feel and sense our guest's frustration. I wouldn't be surprised if he's packing up and would ask to cancel his $6k reservation and say I want my freaking money back.
