Archisteem 35: Friendly Architecture Curation - Home + Boarding House + Urban Farming

Today's curated project: Veranda House

We encountered different affordability issue for houses in the urban area. Then, Airbnb comes into place where real property owners could rent out their houses or rooms to gain extra revenue and even gain friendship and companionship. This is one of the good case studies whereby the owner of the house understand the economics of real property and design his dwelling in a way that 70% is to generate his revenue stream while 30% for his personal own use. This is a brilliant idea to create a cashflow positive real property to own. Let us look deeper into it.

This residential individual house project is led by Sigit Kusumawijaya an Indonesian architect and took place in Cilandak, Indonesia. The project covered an approximate 634m² of 3 stories individual house unit and was completed in 2015.


I always love dwelling houses integrated with greens and featured with a generous opening for natural ventilation and daylight penetration. This is how a tropical home should be and not staying in a controlled environment with 24/7 air conditioner and artificial lights.

This project has a great aesthetic value and equipped with microclimate feature like urban farming and also the central courtyard filled with pond and plantings. This concept rhymes well with the client’s preference as he has a hobby of urban farming. The challenge for the architect is to create a house that could run as a boarding house for workers and students in who base in South Jakarta while providing spaces for urban farming as well. Therefore, we can visualize that there are 3 main components for the house: boarding house, private house and urban farm.

In terms of space optimization for urban farming, the architect proposed to utilize different spaces like vertical plantings across the building façade and railing, at the central courtyard, and also the rooftop. In Jakarta, the land cost can get as expensive as the major cities in any Southeast Asia country (except Singapore).

As mentioned before, a house in tropical climate should have wide but well-shaded openings to allow cross ventilation and natural daylight to penetrate. This will create a refreshing living environment for the dwellers as well as for the plants in within. Plus, the plants could act as a ‘softener’ for the interior space and cool down the spaces as people tend to feel more relaxed when we are near to nature. The architect enhances the impact of ‘down to earth’ impression by adopting finishes materials like natural wood, bare concrete wall, untreated metal door and frames.

Another added value for the house is the boarding facility whereby there are 15 rooms equipped with a bed, desk, cabinets, shelves and a built-in bathroom. All the rooms are designed to face outside and circulate around the central courtyard. The room size is around 12m² which is a comfortable one pax unit for the youngsters. Besides, the house also provides healthy lifestyle through urban farming. The residents have the opportunity to learn cultivation of edible plants and consume these organic produces. I could say that the owner has a great business mind there to integrate both business and hobby into one entity.

I think this idea is a good selling property in Malaysia as well which appeals to the young working class! Guess I need to start to find land, property and investors to start this. Anyone interested? :)

Indeed it is, something to learn :) of course, we need to have a larger land area to accommodate this much of occupancy.

Natural daylight really changes the atmosphere, and vibes in the rooms!

Truly is, I don’t like the old building design with dark corridors (very suitable for creepy movies)
